《美國經濟》12月新屋開工月減9.8%至99.9萬棟

美國商務部17日公佈，經季節性因素調整後，2013年12月份新屋開工年率下滑9.8%至99.9萬棟，雖然創4月以來最大減幅，但年率仍稍優於分析師預估的99萬棟。另外，11月份數據上修至111萬棟，為2007年11月以來新高。

若與去年同期相比，12月新屋開工年增1.6%。獨戶住宅新屋開工月減7%至66.7萬棟；集合住宅(5戶或更多)月減17.9%至31.2萬棟。總結2013年，新屋開工達92.34萬棟，較2012年的78.06萬棟高出18.3%。

受獨戶住宅營建許可滑落4.8%影響，12月營建許可年率月減3%至98.6萬棟，為連續第2個月呈現下滑走勢。

彭博社報導，房地美(Freddie Mac)數據顯示，截至1月16日止當週，30年期固定型房貸利率為4.41%，雖然高於一年前的3.38%，但仍舊處歷史相對低點，且由於供給趕不上需求，美國房市仍相當吃緊。

哈佛大學住房研究聯合中心(Joint Center for Housing)指出，依照人口成長趨勢推估，美國一年約需要160至190萬棟的新屋供給才能達成供需平衡。

據歷史統計資料，住宅營建產值平均約佔美國GDP的2.3%，每棟新屋開工約可創造2.5個工作機會。
