自用住宅優惠稅率申請 22日截止

台北市稅捐處今天表示，依稅法規定，原適用自用住宅用地優惠稅率課徵地價稅的土地，於所有權移轉後，新所有權人仍應於地價稅開徵40日前（即9月22日以前）提出申請，才有優惠稅率的適用。民眾因繼承、信託或配偶相互贈與取得土地，即便用途未變更，因土地所有權人已經變更，如未重新申請自用住宅用地，將適用一般用地課徵地價稅。

稅捐處說，地價稅開徵日期為11月1日至11月30日，不論是買賣、繼承、贈與或其他原因取得的不動產，只要在8月31日前辦妥土地所有權登記，當年就會收到核課全年的地價稅繳款書，因一般用地稅率為10‰至55‰，與自用住宅用地稅率2‰相差至少四倍，如果忘了申請自用住宅用地地價稅，就不能適用優惠稅率繳納稅款，荷包可就大失血了。
