【大紀元2013年11月04日訊】（大紀元記者李雙報導）繼鄂爾多斯房地產泡沫破滅後，溫州正在上演泡沫破滅「進行時」，昔日溫州「炒房團」變「棄房團」等棄房現象日漸加劇。

溫州銀監部門證實，在斷供「棄房」者中，有近半與企業經營有關，溫州實體經濟持續不振是棄房主要原因。更有當地企業家稱，最壞的時期還沒有到來。

不久前，大陸論壇上曝光中共內部預警「房價要崩盤」110城市名單，溫州位列第二，是繼鄂爾多斯去年三月房價跌去90%全盤崩潰後，第二個正在崩盤的城市，房價還在不斷下跌。目前溫州房價普遍跌了近30%，眾多高端樓盤房價腰斬，受此影響，部份購房者停止支付按揭貸款「棄房」而逃，昔日溫州「炒房團」變為「棄房團」。

斷供加劇 法院上淘寶拍賣「棄房」

《中國證券報》10月30日報導，最近，溫州鹿城區法院將司法拍賣搬上了淘寶網，做起「掌櫃」，專拍賣房產和名車。

據悉，一處標的為「溫州鹿城區九州大廈1幢415室」的房產在10月29日上午9時許，被溫州鹿城區法院資產處置搬上淘寶網進行拍賣。市場評估價為144.3萬元，起拍價為95萬元，叫價26次，最後以124萬元成交。

不僅溫州鹿城區法院在淘寶進行司法拍賣，溫州市中級法院以及溫州轄區內其他區縣的法院也在網上進行司法拍賣。

溫州「棄房」近半與企業資金鏈斷裂有關

11月2日，陸媒《經濟觀察報》報導，2013年7月，溫州法院進入司法處置程序的房產有1.8萬套，按每套平均100平米算就是180萬平米，這已經是溫州兩到三年的新房供應量。

報導稱，這些從司法途徑新增的房源，部份是企業正常破產後受法院查封、拍賣的房產，也有一部份是主動「斷供房」。隨著房價持續下跌，部份在房價高位時購房的投資者，其貸款餘額出現高於抵押物市值的情況，從而主動斷供「棄房」。

此前溫州銀監部門證實，溫州斷供房現象的確存在，但指房價「腰斬」（跌一半）並非斷供主因，經營者資金困難才是根本原因。據當地銀監部門測算，溫州借款人資金鏈斷裂形成不良的房屋抵押貸款約為23.74億元，佔全部房屋抵押貸款不良餘額的46.14%。換句話說，在溫州斷供「棄房「者中，有近半是與企業經營有關。

企業家：最壞時期還沒到來

《經濟觀察報》報導稱，溫州經濟目前仍處於債務危機、房產泡沫、實體經濟轉型的困頓交織中。在上世紀90年代，曾經是溫州名片的電器、打火機、制鞋、服裝等傳統產業目前都處於萎縮狀態。

9月25日，中共國務院調研組趕赴溫州，連夜約見當地主要的商協會負責人、企業主和經濟學者，摸底溫州樓市斷供、互保圈、金改政策落地和中小企業經營的真實情況。

溫州中小企業促進會會長周德文表示，溫州民間借貸危機以來，中小企業資金鏈出現斷裂，6月份銀行錢荒，使得步履維艱的中小企業融資更加困難，如果改革依然無法觸及打破壟斷這一核心問題，溫州實體經濟可能還會出現向下的「拐點」，對房地產產生重要影響。

溫州市經濟學會會長馬津龍認為，溫州實體經濟還沒有變好的趨勢。

一位不願公開姓名的溫州企業家稱，最壞的時期還沒有到來。

根據中新社的報導，張昕宇和梁紅這對來自北京的戀人在2012年踏上了這段浪漫旅程，兩人去過槍林彈雨的索馬利亞，也到了1985年發生爆炸的車諾比核電廠，還曾到達距離火山熔岩湖僅100公尺的懸崖邊。
 
兩人目前仍繼續浪漫旅程，希望早日能完成「北極求婚，南極結婚」的夢想。
