【大紀元2014年02月23日訊】（大紀元記者張妮澳洲悉尼編譯報導）悉尼受中國買家熱捧的各郊區房價近來漲勢遠超過悉尼平均漲勢，澳洲本地華裔和來自中國大陸的買家正在引發悉尼市郊和外圍房價的泡沫。

據悉尼晨鋒報報導，在過去一年裡，悉尼一些郊區的房價上漲了27%，是總體市場漲幅的近三倍。澳洲國民銀行（NAB）對300多位房產專家的調查顯示，至去年9月之前的三個月裡，在澳洲購房的外國買家數量翻番達12.5%。這個比例在2011年只有5%。

公務員福德（Tina Ford）簡直不敢相信，她在Chatswood市區的公寓三臥套房本月拍賣活動中，註冊的16位買家竟然全是華裔。該公寓套房最後以100萬澳元價格售出。

悉尼房產代理McGrath的總經理麥格拉斯（John McGrath）表示，Eastwood有一棟二手獨立屋居然比預計的價格多售出100萬澳元。

McGrath經紀人王（Adam Wong）就是福德的代理，他稱參加拍賣的100多人裡，95%都是澳洲本地中國人。

里昂證券（CLSA）亞太市場澳洲研究部主任賴亞爾（Scott Ryall）表示，在過去12～18個月裡，中國買家是推動新公寓房銷售的主要因素。

悉尼房產代理Henson Properties總經理陳雷（Ray Chan）聲稱，雖然很多中國移民拿現金在澳洲購買房產，不過他們會貸款買第二或第三套房產，以享受稅務抵扣優惠。陳雷手上的客戶95%來自中國。

身在中國的買家和身在澳洲的中國買家之間的界限並不清晰。例如42歲的陳（Chen Youmea）女士，2011年住在浙江省的時候，就買了悉尼一棟在修建的兩臥室的公寓套房。他們一家2012年搬到澳洲，6個月之內又在悉尼內城區Pyrmont買了另一套三臥室的公寓套房。她說：「中國人不願租房。我們想實現擁有自己的住房的夢想。」

陳打算花70萬澳元購買第三套房產。她說去年11月參加Chatswood的一個中國房產展覽會時看到，2011年人口普查數據顯示，該區13.6%的居民是在中國出生的中國人，五年前這個比例只有9.6%。去年該區房價上漲了12%。

房地產商CBRE去年10月在麥覺理公園（Macquarie Park）的展覽會上，378棟公寓套房在四小時內售罄，3/4買家是中國人。

另據，為中國買家展示世界各地房產的Juwai.com網站介紹，2013年1月至8月間，澳洲房產網頁來自中國的點擊率增加了266%。該網站表示，澳洲是除了美國之外，第二大受中國買家青睞的目的居住地。
