有別於iOS原有的「尋找我的iPhone」(Find My iPhone)應用程式，強化版的iOS 7新增「啟動上鎖」(Activation lock)功能，不單可確認手機的位置，機主更可鎖上手機，必須輸入iCloud用戶名稱和密碼，才能取得手機內的資料，即使關掉GPS或移除sim卡， 都無法重新啟動iPhone，換言之，竊賊即便成功偷到手機，也完全無法使用，大大保護手機內的個人資料，以及有助減少智慧手機在黑市的流通率。

問題有一點複雜，請真的知道如何處理的人幫幫忙謝謝！

由於我數年前購買了一間房子，登記在我名下，房貸扣款也都是從我的帳戶扣款，大概還要再繳１０年。

我有一名交往十年的女友，因為兩人沒有對婚姻的期待所以未來不會結婚，
當時因為家人比較自私，反對房子登記共同持有（他們怕我死後會糾纏不清）
所以房子只登記在我本人名下

雖然現在我跟女友一直同住，家人也沒有要搶房子的意思，但那是因為我還活著....
我知道我如果我死後，我家的人會說房子是他們從我這邊繼承的，而把我女友趕出去，屆時我女友也無力反駁（不諱言我家的人真的是見錢眼開....）
我希望我去世之後我的房子也能沒有爭議的留給女友居住，
畢竟我們雖然不打算結婚，但我女友對我有情有義，
我不希望我死後對我最好的人卻拿不到房子
（當時頭期款女友有付，家人沒出錢，後來的房貸也大多是從女友的帳戶轉到我的扣款戶頭供銀行抵扣）

問題如下：

1. 雖然我現在每一年都寫好遺囑交給女友，
表達我如果去世之後房子的所有權屬於她，以及部分保險金要留給女友，
（我的部份保單比例上都有留給女友的部分）
但我不知道這樣如果我死後光憑我親筆簽名蓋章的遺囑，
這房子的所有權是否還會產生爭議？
因為我也不希望我死後女友還要勞心勞力跑法院跟家人爭執

2. 如果遺囑是有效的，我女友是否在法律上不用跟我家人爭執，就能順利繼承我的房子呢？如果是的話，根據法律是否她要付相關費用呢？要多少錢呢？

3. 我曾考慮過是否要改為共同持有，但是這是最不想的方法了，
因為即使共同持有，我死後還是有一半的繼承權屬於我家的人，
但房子他們沒付一毛錢，反而可能會處處刁難我女友，
但如果真的沒其他方法的話，也只能這樣做就是了....
不知道如果改為共同持有，要付擔多少費用？要去哪邊辦理？準備哪些文件？
以及房貸是從我本人帳戶扣款，改為共同持有之後，是否也可以繼續把房貸的債務留在我名下呢？

4. 我最希望的方法是直接把我的房子過到我女友名下，
但我不知道這樣是否牽扯到贈與稅，如果直接過戶給她，是否需要贈與稅呢？是的話能告訴我贈與稅多少錢嗎？
另外我也擔心，如果房子過到我女友名下，房貸我也想繼續用我的名字扣繳就好，請問我可以把房子過戶給她，但是房貸的債務繼續由我的名字繳嗎？

5. 我甚至考慮過是否在遺囑上寫明我女友是我的債權人，因為房子的錢都是她付，請問這樣以債權人的方式可行嗎？（事實上我女友的確是我的債權人，因為房貸都是我女友在繳，雖然名義上是我付的錢，但其實是我女友是每個月把房貸的費用借給我＞轉帳到我的戶頭＞讓銀行扣款）只不過她並沒有跟我追討而已。但我不知道光以註明債權人，能不能在我死後讓我女友無爭議的順利繼承房子呢？

6. 或者是否有其他能花更少的錢，更一勞永逸的方法呢？

我的訴求只有一個，就是我必須讓房貸的債務繼續留在我的名下，
　而把房子的所有權給我女友，如果不行的話共同持有也可以....
　因為我女友的工作無法去跟銀行貸款，所以我也不能把房子賣給她，她沒辦法　去跟銀行申請貸款。
　其他像是抵押給她或者什麼的只要能把房子留給她都可以，
　所以我想請問是否有更可行，更沒有爭議的方法呢？
