永和再搞「目前」這種「都更」下去還有辦法住人嗎？ 所謂這種都更，就是沒有計算單位環境乘載人口 完全只是房子越蓋越高，戶數越來越多。 每個地主戶都是只想多分幾間，來改搭炒房列車。 就我所知，在10多年前搶搭上一批簡陋亂來的都更改建風潮中，這些地主戶都前進台北市 不少屋留中永和來租人。雖然無意攻擊租屋戶（我自己就租屋經驗非常多） 但是一個社區的租屋比例過高，的確是造成出入份子複雜很多 （所以很多優良社區對出租很嚴格） 又10多年前那批都更似乎本來就預見是用來當包租的房子， 建材有多爛就多爛，大樓管委會也一個模樣。 以風雅頌那邊的都更為例，戶數接近翻倍，但那區本來就是人口稠密的住宅區。 再多了一倍的人口，居住環境會有多可怕？ 又為什麼永和這邊的都更特別難談？以我知道的部分。 中永和違建多，頂樓加蓋多，但大家財產權知識都很高，知道都更要吵才有糖 很多頂樓加蓋的明明是違法，想想要用一般樓層的權利來多分樓地板。 明明只是四米巷內一樓自己多圍出來的車庫、庭院， 也想跟大馬路上的商用一樓一樣分到兩倍的樓地板。 這兩種狀況幾乎每個中永和的都更案都會遇到。 民國60幾年的都市計畫中，中、永和特別是後者可是以花園城市為核心的城市。 但是後來的搶建風潮完全打壞了這個面貌。 現在中、永和需要的應該是考量都市乘載力通盤檢討計畫。 而不是一昧求高求大的「都更」。 ※ 引述《talin5814 (重現江湖)》之銘言： : 資訊來源: : http://news.housefun.com.tw/news/article/99575936515.html : 內容: : 中和線開通縮短了雙北市的往返距離，加上不動產價格相對比北市便宜，吸引了眾多居住 : 人口移入，但中永和地區因地狹人稠，公共設施未能滿足快速的人口增長，呈現出過度飽 : 和發展的都市型態，尤其是捷運站周邊，因屬早期發展區域，多為高建蔽率的空間使用， : 且巷道彎曲狹小，寬度不一又不連續，潛藏著許多都市防災及景觀問題。 : 根據新北市都更處規劃，該計畫針對捷運站周邊距離400公尺街廓內，排列不良、屋齡30 : 年以上的建築物及區內彎曲狹小的道路進行更新，都更劃定面積高達95公頃，相當於28.7 : 萬坪，其中3處位在頂溪站周邊，另3處分別在永安市場、景安及南勢角站旁。 : 私有地主比例高，是市府有待解決的課題，都更範圍中各捷運站周邊都有八至九成的私有 : 地主，如何說服民眾參與公辦都更，避免產生釘子戶或衍生其他抗爭，是該方案通過內政 : 部審議後，最棘手的問題。 : 住永和的陳先生認為，捷運站旁新建案林立，且牽涉到廣大地主權益，順利都更的可能性 : 微乎其微，而且中永和的交通已經夠亂了，希望政府別再來拆屋攪局。 -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 220.135.199.231

【綜合報導】現年70歲的以色列經濟學家弗倫克爾（Jacob Frenkel）因被爆出2006年在香港機場的免稅店內，行李中被發現有一瓶未付款的香水，弗倫克爾昨日宣布放棄中央銀行行長的提名。

弗倫克爾堅稱偷香水事件是一場誤會，稱當時以為同伴已付款。但負責央行行長審議的委員會卻質疑，弗倫克爾刻意隱瞞事實。弗倫克爾是摩根大通國際的主席，上月獲得提名第2度任以色列央行行長，準備接替69歲的世界銀行前總裁費希爾（Stanley Fishcer）。

總理內坦亞胡發表聲明，大挺弗倫克爾，並狠批媒體惡意中傷弗倫克爾。
